Apartment Lock Rekeying & Home Security Upgrades Landlords Approve

    June 15, 2026 · H&B Security Centre

Renters in Waterloo and Kitchener want safer doors. Landlords want their building intact and keys that still work for emergencies. Those goals don’t have to conflict - but the home security upgrades that work in a detached house are not always the ones that survive a lease review.

Start With Permission, Not a Drill

Before you buy hardware, get written approval. Ask what is allowed, what must be restored on move-out, and whether the landlord needs a key or code. Ontario residential tenancies still require reasonable access for emergencies and repairs; a lock change that locks the landlord out can create real problems for everyone.

If the answer is unclear, pause. A PSISA-licensed residential locksmith can suggest options that improve security without turning the door into a science project.

    Apartment-Friendly Upgrades (Usually Approved)

These usually get a yes when you ask clearly:

    • Lock rekeying: The previous tenant’s keys may still exist. Rekeying keeps the lock body and changes which keys work. It’s often the best first step after move-in in Kitchener or Waterloo.
    • Stronger strike plate and longer screws: Reinforcing how the deadbolt meets the frame improves resistance without replacing the whole door. Ask before modifying the jamb.
    • Battery video doorbell: Models that replace an existing doorbell or use the peephole area are easier to approve than cameras mounted on shared hallways or exterior brick.
    • Door jammer / portable locks for travel: Useful for short-term extra security; they don’t alter the building.

Avoid drilling new peepholes, cutting larger deadbolt holes, or installing exterior cameras that face neighbours’ units without building consent.

    House Upgrades With More Flexibility

Homeowners (or landlords of single-family rentals) can go further: Grade 1 deadbolts, smart locks with proper door prep, window sensors, and monitored or self-monitored home alarms. Even then, match the upgrade to the door. An old hollow-core door with a premium smart lock is still a weak door.

For older Waterloo Region homes, check backset, door thickness, and whether the frame can take a longer throw before you order hardware online.

    What Landlords Usually Reject

Landlords commonly refuse permanent exterior cameras on shared property, lock brands that prevent emergency entry, and any change that voids a fire-rated door’s listing. If your building has a fire-rated suite door, treat the hardware as regulated - not decorative.

How to Ask (And Get It Done Cleanly)

When you email your landlord, be specific: product type, whether it needs wiring, and that you’ll return the door to original condition if required. Offer to use a local locksmith so the work is done cleanly. At H&B Security Centre, we rekey and upgrade residential locks across the region and can document what was installed.
